ADOR is aware that some small business income taxpayers received a billing notice even though their overpayment from the individual income tax return is larger than the tax due from the small business income return. New E-file Solution Kicks Off January 22 for the 2018 Filing Period

Beginning January 22, 2018, the Arizona Department of Revenue’s (ADOR) new transaction privilege tax (TPT) Residential Rental e-solution for property management companies (PMCs) goes live for the January 2018 filing period.

This new program allows property management companies to import their clients’ TPT information in CSV, an Excel file format or enter the information manually. The PMC will also be able to maintain client lists as needed. Additionally, PMCs may “engage” or “disengage” (simply add or remove) their status/obligations with their clients’ TPT licenses, all within their AZTaxes.gov account.

 

To enroll to file and pay on AZTaxes.gov, PMCs want to do the following:

  • Go to www.AZTaxes.gov.
  • Click on “License a New Business” or “Enroll to File and Pay Online.”
  • Complete the required fields annotated with a red asterisk.
  • Read and check the acceptance box.
  • Click “Register.”

The PMC will receive two e-mails from [email protected] within 24 hours. The first email will contain a username, and the second will provide a temporary password. PMCs should check their spam folder if they do not find the emails in their inbox

 

To add property owners on AZTaxes.gov to file and pay on their behalf, PMCs should:

  • Go to www.AZTaxes.gov and log on to their AZTaxes account and navigate to the Business List screen.
  • Click “View” under the Action column next to the Property Management Registration business.
  • Click on “PMC Account Maintenance” menu option on the left side or the Account Maintenance link under the Action column.
  • Select “Account Maintenance” and navigate to the Property Management Company Account Maintenance screen.
  • Click "Engage New PO” to engage new property owner(s).
  • Enter the property owner’s TPT license number.
  • Select the Engagement date.
  • Check the “I do have a POA on file for this PO” box.
  • Click the “Engage” button to engage/link property owners.

 

To file using Residential Rental E-Solution on AZTaxes.gov, PMCs should:

  • Go to www.AZTaxes.gov and log on to their AZTaxes account and navigate to the Business List screen.
  • Click “View” under the Action column next to the Property Management Registration business.
  • This will navigate to the Business Detail screen, where PMCs will see Property Management License.
  • Click on the “Property Management Company” menu option on the left.
  • Select “File Returns” and navigate to the File Residential Rentals-Property Managers screen.
  • Download the e-solution template or enter a data free form.
